Design and construction of four new high-end residential flats above an existing Italian restaurant in Southgate, North London.

This complex airspace development involved the installation of a new structural steel frame and lightweight timber superstructure above a live commercial premises, requiring detailed sequencing, temporary works coordination, and careful stakeholder management to allow the restaurant below to remain operational throughout key construction phases.
