7 Star Construction delivered the full construction of a bespoke indoor pool house and private
gym facility at a residential property in Broad Walk, Winchmore Hill.

The project involved extensive groundwork and structural engineering works, beginning with
excavation, reinforced foundations, and the installation of a structural steel portal frame system.

The building was constructed using cavity wall blockwork with a flat roof and Kemper
waterproofing system, alongside high-performance aluminium glazing and folding doors to
maximise natural light and garden views.

The completed facility includes a 30-metre indoor swimming pool, dedicated plant room, gym
area, WC facilities, changing room, and luxury shower area, creating a premium leisure and
wellness space for the client.

One of the key engineering challenges on the project was the exceptionally high water table and
unstable ballast ground conditions across the site. To safely manage excavation and concrete
operations, the team implemented shuttered and propped trench systems prior to pouring
reinforced concrete foundations.
